Project Details:
The space was completely updated and reworked. The owners wanted the area to be opened up to the rest of the house and wanted to be able to entertain. Walls were removed. A door was changed to a window, the patio door was changed to a pocket door, soffits were removed, vinyl flooring changed to LVT, added an island, had to rework HVAC and electrical with the removed walls. The old dinette was expanded into to allow for a larger kitchen. Two beverage refrigerators were designed into the space.

This project involved asbestos flooring removal.
The kitchen used to be a galley kitchen. We removed the screen room from the back of the house that could only be accessed from the exterior for the home and installed a crawl space foundation to allow the kitchen to be extended into that space. We had to work with the roof line to work with the existing bedroom window above the new space. A full light glass door was added in the new kitchen area to allow for access to the backyard. Skylights and a large sink window were used to bring in an abundance of natural light. A drink station was added where some of the old kitchen was. A large center island was installed that has seating. Some cabinets had glass doors to allow for display of dishes.

Project Details:
Wanted a more open space. Back entry area was cold and wanted to better use the space. A wall was removed between the kitchen and dining room and the doorway between the kitchen and back room reworked. Moved/reworked windows and a door to work with the new layout. The soffits were removed. As part of the project we had to remove lead paint from the areas we were working. We removed the subfloor in the back room to allow for proper insulation to be added and added a heat run to the back room with a toe kick heater run off of the boiler system. We needed to re-work hot water heat registers to work with the new layout. A ductless air conditioner was also added to the home. The layout was updated to allow for better flow and to allow for more than one cook in the kitchen. The back room was designed to allow for cubbies to be added in the future. A bench was added in front of the window with storage below. A tall pantry cabinet was added to allow for coat storage and also broom/vacuum storage. An undercounter refrigerator was added in the mudroom too. A peninsula was used in the design to allow for homework and conversation to happen while still being part of the cooking in the kitchen. Storage was gained by running the cabinets to the ceiling.

Project Details:
This project involved updating most of the first floor. A wall was removed from between the kitchen and desk area along with removing the old wood flooring and wood stove. The flooring was updated to 3rd grade maple with a clear finish and also some LVT was used in the kitchen and bathroom. The customer liked the T&G pine that they had for wall coverings in some areas so we kept that to work with our new design. They had a pet door going to the exterior of the home that they wanted to keep so we also worked that into the new kitchen layout. A built-in seating area and desk area was included with the new layout. They had a pantry closet off the dining room that we closed off on the dining room side and extended the framing into the primary bedroom to allow for a stackable washer and dryer to be added to the first floor. The doors and trim were updated on first floor.
